Design a LEED-NC Gold project is an urban, mixed use high rise that includes ground floor commercial, a boutique hotel, and high end residential condominiums, located in the Petco Park Redevelopment area of Downtown San Diego. The project is approximately .33 acres, and is in the middle of the block, near the southwest corner of the 10th & Island intersection. The site has a floor area ratio of 7.25, allowing for a total of 145,000 square feet of development. The project has a 20’0†setback requirement on the North, West, and South property lines.
In particular, the project site presents three unique challenges and focal points in the design:
- A site design that reflects an understanding of the LEED-NC points and the operational requirements of a hotel (i.e. pool deck, views, etc);
- An understanding of the heating and cooling requirements of hospitality and residential development, and what innovative technologies can be incorporated to answer these challenges;
- Creative and innovative applications of renewable energy technologies.
