These are the 78 projects shortlisted for the 2025 RIBA London Awards

The Royal Institute of Architects has released its 2025 shortlist for the RIBA London Awards portion of its annual Regional Awards program. A total of 78 made the shortlist this year. 

Popular mainstays include Mæ, Purcell, and Allford Hall Monaghan Morris. They will join the other select winners from each of the RIBA Regional Awards circuits later this spring.

RIBA's Regional Director of London, John Nahar, said: "There is such a diverse range of work in this year’s selection, from the restoration of some of London's most recognized landmarks, to high-quality social housing and innovative live/work solutions. It is clear to see that collectively, they capture and celebrate the city’s diverse cultural identity, contributing to inclusive and sustainable communities. Individually, each initiative not only improves the physical environment but also enhances the quality of life for all of us who live, work, and study here."

The winners will then be considered for several RIBA Special Awards, including the RIBA Sustainability Award and RIBA Building of the Year, before being competing for one of the coveted RIBA National Awards, which will be announced later this summer.

    Some lovely work, though 79 seems hardly a "shortlist"? Actually would be curious to survey/tally the average length/number of a shortlist these days?
